Why is your air conditioner leaking?
When your AC cools the warm, humid air in your home, it produces water: condensate. This water is normally collected in a tray, then drained outside. When that drainage is disrupted, the water overflows indoors.
The most common causes
1. Faulty condensate pump
This is the number one cause we encounter in the area. When the indoor unit is installed high up or in a false ceiling, a condensate pump forces the water out to the drainage point. If the motor burns out, the float jams or the level sensor fails, the water has nowhere to go and inevitably overflows.
2. Blocked drain pipe
Over time, biofilm (algae, dust, debris) clogs the condensate pipe. Water can no longer flow and backs up into the home.
3. Full, cracked or dirty condensate tray
A dirty tray encourages mould and can crack, letting water escape.
4. Poorly levelled unit
If the indoor unit isn’t perfectly level — often because a fixing has shifted over time — water pools on the wrong side and overflows at the front.
5. Clogged filters
Dirty filters cause icing; as it melts, the excess water overwhelms the tray.
